Also known as "Pre-Approval", this procedure gets all of the hard, painful work of getting a mortgage out of the way, and allows you to move on to the hard, painful work of buying a home.  Getting your mortgage at the same you buy your house is like running two major projects at the same time, which is silly if you don't need to.  In addition, there are other reasons to take care of your loan first.

• Negotiate an offer as if it was cash! Attach a copy of the loan commitment to the offer. - Get a better price.  Don't lose the house of your dreams to a stronger offer.

• Protect your privacy! With a copy of the financing approval, no one else needs to make a determination whether the buyer is able to buy. The Personal Financial Information stays in the file.

• Settle Immediately! With the financing in place, the appraisal is the only missing part of the puzzle. Settle as quickly as an appraisal and title work can be obtained.
